How we measure "beachfront"
On Phuket the word is used loosely: listings 3 km inland are routinely advertised as beachfront because the district touches the coast. Every distance here is measured from the development to the actual shoreline. True on-the-sand stock barely exists in new construction — Thai law restricts building within 30 m of the high-tide line, so anything genuinely on the beach is older or resort-branded and trades at a large premium.
Why proximity drives yield
Walking distance is the single strongest predictor of short-let occupancy on the island. Guests book by the map: within 700 m a unit competes with hotels, beyond 1.5 km it competes on price and needs a car. That gap is worth roughly two percentage points of annual yield.
