What ฿4–6M actually buys
At this level you are buying a studio or compact one-bedroom of 30–45 m² in a new building — not a bargain villa. What makes it work is that these are developer launches with instalment plans: a deposit and staged payments to handover, rather than the full sum at signing. That is why the entry point on a new build is often more accessible in practice than a cheaper resale unit paid in full.
Where the cheap stock is
Affordable inventory clusters in the south and north — Rawai and Nai Yang — rather than in Bang Tao or Laguna, where land costs more. The trade-off is honest: a lower price, the same beach, fewer international restaurants and schools nearby.
