That changed with a new property-linked long-stay route, and there are several other visas Phuket condo and villa owners use to live on the island. Here is the 2026 picture. The 3 million baht property visa

Since October 2025 Thailand offers a one-year renewable long-stay visa to foreigners who buy a condominium worth at least ฿3M (or rent housing at ฿85,000+ per month). The commonly reported conditions: the unit must be bought from a Thai developer, held in foreign freehold and registered in your name at the Land Office, with the declared price of ฿3M+ shown on official documents. You cannot combine several small units to reach the threshold, and the visa is renewed annually while you keep ownership, with 90-day reporting. It is new and still being clarified in practice, so verify the latest terms before buying for visa purposes.

Thailand Privilege (formerly Elite)

A membership long-stay visa available from 5 up to 20 years — popular with investors and frequent travellers. It allows long stays but not the right to work, and is independent of property ownership.

LTR — Long-Term Resident visa

A 10-year visa for wealthy individuals, pensioners (the "Wealthy Pensioner" category), remote workers and highly-skilled professionals. It typically requires proof of income or assets and health insurance.

Retirement visa (Non-O / O-A)

For applicants aged 50+, based on a bank deposit or income threshold, renewable for long-term stay — a common route for retirees buying in the livable south around Rawai.
