Phuket property from developers — buy a condo or villa

Phuket is Southeast Asia's leading resort property market. The Phuket Estate catalog lists new developments directly from vetted developers: condominium apartments from ฿4M, sea-view residences, penthouses, townhouses and pool villas in the island's best areas — Bang Tao, Layan, Surin and Rawai. Every price comes from an official July 2026 price list, and you pay no commission.

Why buy property in Phuket

Thai resort property yields 5–8% a year from rental, and buying off-plan has historically delivered 15–25% appreciation by completion. Foreigners can own condos freehold or via a registered leasehold; several projects offer interest-free installments until completion and guaranteed income of up to 4% a year. We support the deal end-to-end: unit selection, developer due diligence, contract, payments and handover.

What's in the catalog

Investment studios, 1–3 bedroom apartments, duplexes and penthouses, family townhouses and private villas of 350–816 m². Filter by price, area, bedrooms, ownership, view and distance to the sea — and receive the developer's current price list the same day.

Featured selections

Residential property types in Phuket. Studios (30–45 m²) are the most affordable entry from ฿4M: minimal ticket, top rental turnover and resale liquidity — the format developers most often back with guaranteed income. 1–3 bedroom apartments (50–125 m²) in condominiums are the sweet spot for living and letting: full resort amenities (pools, gym, co-working, security) and freehold ownership up to 49% of a project. Duplexes — two-level units with private gardens or terraces, a “villa at apartment money” format. Penthouses (70–250 m²) — top floors with panoramic terraces and sea views from ฿14M. Townhouses (210+ m², 4 bedrooms) — the family format with a private plot and parking from ฿24M. Pool villas (350–816 m², 3–5 bedrooms) — maximum privacy from ฿27M: own land, a 10-meter pool, top types with a private lift and panoramic living rooms. Every format is available on developer installments; each unit in the catalog shows the real price, area, floor and status from an official price list.

Phuket property by area

Every Phuket area has its own character and budget. Bang Tao and Cherng Talay form the island’s premium west coast: a 6-km beach, Laguna golf, international schools and the main cluster of new developments — from Bamboo Forest studios to Qnity villas. Layan offers quiet hills with sea panoramas: AYANA Heights residences and Soluna villas. Surin is Phuket’s boutique quarter with projects like RHEA by Sansiri 400 m from the beach. Rawai and Nai Harn in the south suit year-round living: ESSENCE and Next Point with studios from ฿4M and the island’s best price per m². Kamala, Nai Thon, Nai Yang and Mai Khao are calm northern beaches near the airport, while Kata, Karon and Patong are the tourist heart with peak rental occupancy. Pick the area for your goal — living, investment or holidays — and browse real developer price lists in the catalog.

Frequently asked questions

Yes. A foreigner can own a condominium freehold in their own name (up to 49% of a project) and hold a villa through a 30+30+30 leasehold or a Thai company — a foreign individual cannot own land directly. Funds are sent from abroad and foreign ownership is registered via the bank's FET form.

For most buyers, yes: quality resort units yield 5–8% a year from rental, off-plan purchases have historically appreciated 15–25% by completion, and Thailand has no annual property tax for individuals. Returns depend on location, the developer and management.

Studios start around ฿4M, 1–3 bedroom apartments ฿6–16M and pool villas from ฿27M. Budget an extra ~3–5% for one-off purchase costs (transfer fee, stamp duty, utility meters and a furniture package where it is not included).

Freehold gives permanent ownership and easier resale; leasehold (30+30+30) is cheaper to register and standard for villa land. Most condo buyers choose freehold for liquidity, while villa land is usually leasehold or held via a Thai company.

Not automatically. Since October 2025, buying a condo of ฿3M or more can support a one-year renewable long-stay visa; other routes include the Thailand Privilege (Elite), the 10-year LTR and the retirement visa. Requirements change — confirm with Thai Immigration or a licensed lawyer.

Well-run studios and 1-bedrooms near the beach earn 5–8% a year from short-term rental, and some projects offer guaranteed income up to 4%. Villas yield a lower percentage but a higher cheque plus land appreciation.

Bang Tao and Laguna lead the premium market; Layan is quiet with sea views; Surin is boutique; Rawai and Nai Harn offer the best price per meter; and Nai Yang, by the airport and national park, is the emerging growth zone.

Yes — every price comes from the developer’s official price list and you buy directly with no commission. We work only with vetted developers whose title deed (chanote), construction permit and EIA we have verified.
